The primary focus of this $2.25 Million project was to improve indoor air quality. The outdated steam boiler plant was replaced with new high efficiency hot water boilers capable of meeting the heating demands of the building and of the new ventilation systems. Ultimately, the remaining steam devices and components will be replaced and hot water will become the primary heating source for all areas of the building.

New systems are also equipped with dehumidification capabilities, and are designed to incorporate energy and heat recovery, displacement ventilation, variable air volume control, variable speed pumping, and direct digital control sequencing as appropriate to allow for optimization of all system operations. In addition, the life-cycle cost of each system was considered during the design process. This approach improves awareness of actual costs; allows for more accurate replacement forecasting; and takes performance into consideration along with up-front costs. Providing this level of service ensures an indoor air quality environment that allows for maximum occupant effectiveness while minimizing energy, maintenance, and operating costs.
